Community

Dubai Marina has a large amount of Dubai’s expat community. The area is made up of predominantly high-rise residential buildings, offering a big city living.

Our reviews suggest that there are many local amenities for daily groceries within the Dubai Marina, often within 5 minutes of apartment buildings. This illustrates that the area is convenient for shopping purposes, which becomes particularly important during the summer months, when temperatures rise. Users have highlighted the close proximity to JBR, and the amount of food and beverage outlets in that area.

The Marina offers many social/nightlife options, which divides the opinion of Mintaga users. Some love being amongst the vibrant scene, and being a short taxi away from bars and clubs, whilst others have lodged complaints about noise, and peoples behaviour when returning home. Our data indicates the northern side of the Marina may appeal to those looking to dive into the scene. Those who prefer something quieter may want to look elsewhere.

Following along the theme of noise, Dubai Marina receives negative comments around  noise from traffic and construction work. This affects residents daily, and is an important aspect to consider. We recommend checking reviews on the building you may be interested in to hear what the residents have to say.

Maintenance

Building maintenance varies from tower to tower, and can differ greatly depending on the specific residential building and the facilities management company. It is imperative to find out other residents experiences, as most maintenance issues don’t become apparent until you move in and by then it may be too late.

Overall, public opinion on maintenance in the Dubai Marina & JBR, is slightly more negative than positive. A large portion of these complaints revolve around air conditioning issues. In a country that can reach 50C+ in summer, this becomes a real issue.

Access

With any rapidly developing areas in Dubai, you can expect issues with access. As the number of high-rise apartment buildings increase, infrastructure rarely improves or adapts at the same rate. This results in issues with traffic. Rush hour timings coupled with temporary roadworks can mean residents regularly face upwards of 20 minutes traffic during the daily commute.

Typically the North-Eastern Marina buildings located between Al Ghabri Street, and King Salaman Bin Adbulaziz Al Said Street are best for access. Typically the less traffic lights between your building and Dubai’s predominant highway; Sheikh Zayed road, the better. This is demonstrated on the map, where average access rating between these areas is 4.5.

Progressing further down to the South of the Dubai Marina, the ratings for access drop substantially to 3.7, which conveys a general unhappiness when considering this factor. Several comments elude to the cause of traffic being a number of residential towers/hotels leading on to one small road.

Amenities

Our information suggests Dubai Marina & JBR has a good quality of amenities within their buildings, this is demonstrated by an average of 4.2 across Dubai Marina. Certain pools have been noted to struggle with sunlight, however this is the nature of an area comprising of high rises.

Transport

One of the main benefits to living in Dubai Marina is the transportation links. There are two metro stations situated parallel to Sheikh Zayed road, and a tram line which runs through the Marina, JBR and all the way to Al Sufouh. This has resulted in The Dubai Marina receiving an average Mintaga rating of 4.5 for transport.

Residents are largely complimentary about the ease of transport within Dubai Marina, particularly about the proximity to metro stations and tram links, often within 5 minutes of their tower. Reviewers also commented on the ease of flagging down a taxi when leaving their building.

Value

The general consensus is that Dubai Marina & JBR residents are satisfied with the value they get from living in the area. When considering cost per square foot to rent a property, Dubai Marina ranks 6th in Dubai according to Property Finder data. Value takes into consideration that residents are happy with the community they live in, building amenities, access, transport and building maintenance.

Overall

Dubai Marina rates very highly as an area. There are a number of high rise towers which cater to different residential needs. The area is continually adapting, growing and improving to become an all encompassing community for its residents. This has to Dubai Marina obtaining an overall average score of 4.1 out of 5 by the Mintaga community.
